Summerlin in Las Vegas added 48 new listings this week, and 13 homes went into contract. 23 sales closed. 751 homes are for sale and 117 are under contract in total. Sellers lowered the price on at least 10 homes. The median sale was $650,000, or $328 per square foot. (This report covers the whole Summerlin master plan, including Summerlin West and Sun City Summerlin, a 55+ community. It counts resale homes only. Builder and new-construction homes are left out.) **Rich's Take:** We are in what is being called the slowest market in a generation. Only 13 homes went into contract across all of Summerlin this week, against 48 new listings. Selling is difficult right now. Buying is relatively easy, at a great price and with great carrying costs and affordability. At about 5.3 months of supply, buyers have plenty of choices and plenty of time to make them. This is a good time to invest, if your timeline is long enough. Investors can lock in a lower cost basis and negotiate both price and carrying costs. It's also a good time to trade (sell + buy). The market that makes your sale harder will make your purchase easier. So the two transactions mostly wash out. Further, if you trade up to a higher-value home you may gain more on the buy than you give up on the sale. This is simple math with all other variable being equal. Summerlin is large with many different communities within. You must price your home against recent sales in your own village, not the master plan average overall. Closings ran from $398,500 to $6,700,000. A few large sales pull the averages well above these medians. The median is the better guide to a typical home. This week's median price sits 5.8% below the 90-day median, but price per square foot barely moved. That points to smaller homes selling this week, not to values falling. Summerlin is holding its value per foot while buyers take their time. With only 23 sales in the past 7 days, this is a snapshot, not a panorama of the larger trend. For the 751 homes still for sale on Oct 19, 2026: - **Days on market (DOM):** median 47 days, average 67. - **Cumulative days on market (CDOM):** median 67 days, average 94. DOM counts days on the current listing. CDOM keeps counting when a home is withdrawn and relisted, so it shows the full time on market. Both are days so far for homes still for sale, not days to sell. ## FAQs for Summerlin buyers and sellers - **Supply:** about 5.3 months (751 active divided by about 141.3 sales a month from 424 sales, Jul 20 to Oct 18). Valley all types about 5 months in Sep 2026 (Las Vegas REALTORS). - **Price cuts:** 1 cut and 9 homes relisted lower this week (LVR MLS). The hotsheet misses many price-only changes, so treat this as a floor. - **Mortgage rates:** 30-year fixed 7.43% and 30-year jumbo 7.65% on Oct 19, 2026; the 30-year fixed is up 1.20 points from a year earlier (Mortgage News Daily, Oct 19, 2026). - **Las Vegas SF median:** $470,000 in Sep 2026, flat YoY (Las Vegas REALTORS). ## Where do these numbers come from? "Active" means Active status; "under contract" means Under Contract Show, Under Contract No Show or Contingent On Sale (2 under-contract rows had no address and are left out).
