Summerlin in Las Vegas added 51 new listings and closed 20 sales this week. 754 homes are for sale and 111 are under contract. Sellers lowered the price on at least 84 homes. This week's median sale was $639,500, or $341 per square foot. This report covers the whole Summerlin master plan (ZIPs 89134, 89135, 89138 and 89144), including Summerlin West and Sun City Summerlin, a 55+ age-restricted village. It counts resale single-family homes. Builder and new-construction homes are left out. **Rich's Take:** The slow market slowed down even more last week. Buyers have a lot to choose from and a lot of time to make those choices. Remember: If you trade (sell and buy) in the same market, the discount you give on the sale you can get back on the purchase. Price against recent sales in your own village, not the Summerlin average. I can help you with all of this. 51 homes came on the market and 26 went under contract. That's roughly two in for every one out. Supply increased to about 5.5 months. 84 sellers cut their price or relisted lower, including a $14,500,000 home now asking $13,950,000. When that many sellers adjust in one week, the market is telling you something. This week's median sale was $639,500, below the 90-day median of $700,000. But price per square foot was $341, above the 90-day $332. The Days On Market calculation: The 754 active listings show a median of 51 days on market (average 68.9) and a median CDOM of 68.5 days (average 97), Oct 26, 2026 (LVR MLS). CDOM carries over when a home is relisted. These are days so far for homes still for sale, not days to sell.
